A Title search is an examination of county records to determine "chain of title," and the current status of title, including owner, legal description, easements, property taxes due, encumbrances (mortgages or deeds of trust), long term leases, judgments or other liens.  Upon completing of this search, a preliminary title report is issued.  If any issues or potential problems are identified, these will be cleared prior to closing.
